Commercial Energy Performance Certificates

EPCThe European Directive on the Energy Performance of Buildings and The UK’s Energy Performance of Buildings (Certificates and Inspections) (England and Wales) Regulations 2007 have now been fully introduced. As a result of the introduction of this legislation, from 1st October 2008, all commercial property (with a few minor exceptions) which is being offered for sale or let will require a Commercial Energy Performance Certificate (EPC). An EPC rates a building’s efficiency on a scale of A-G with ‘A’ being the most efficient and ‘G’ having the lowest efficiency. Using this scale the EPC indicates the environmental impact of the property based on its carbon emissions.

The outcomes and rating may help a potential buyer or lessee in their investment decision.

Failure to obtain/ display an EPC can result in hefty penalties being imposed by the DTI.
